Design Build Process

Capital General Contracting simplifies commercial building projects through effective construction management using design/build. With the design/build approach, our clients engage directly with us for the entire process, which not only saves time and money but also maximizes flexibility. Our time-tested process for managing commercial building projects is outlined below:

Capital provides initial consultations for all of our clients to understand their project requirements and goals, particularly for commercial building projects. Once a concept is established, Capital utilizes historical data and partners with key sub-contractors and suppliers to prepare a budget for construction management. If this budget is acceptable, Capital selects a project team, including an architect, civil engineer, and structural engineer (as required), and begins the initial design build process.

Once budgets have been agreed upon, Capital acts as the primary point-of-contact throughout the design build process. They collaborate with the owner, architect, and engineers to prepare bid-level documents that finalize pricing for commercial building projects. Capital carefully considers project requirements, material usage, value engineering opportunities, and budget to ensure the project stays on track. After final pricing has been established, Capital meets with the owner for review and project approval. Once pricing is approved, Capital authorizes the project team to complete their drawings for permit as part of their construction management strategy.

Once permit-level drawings have been completed by the project team, Capital submits building plans for commercial building projects to all applicable agencies for required building permits. Capital addresses any questions or clarifications on the permit application with the project team and submits a response, if applicable. A project schedule is then set and agreed to, and a pre-construction meeting is held with the project team as part of the construction management process. Once a building permit is in-hand, construction begins, following the design build approach.

Upon project commencement, Capital engages in regular meetings with owners, architects, engineers, and subcontractors to review the project schedule, changes, concerns, and performance pertaining to our commercial building projects. At the job site, our Superintendent prepares daily logs and conducts regular safety inspections as part of our construction management. All materials are ordered promptly and verified to ensure delivery dates are met. Subcontractors are scheduled in advance, and their durations are confirmed to keep the project on schedule. Throughout the entire project team, lines of communication remain open, especially during the design build phase.

As a project is wrapping up, Capital prepares a punch list and reviews these items with the owner. In the realm of commercial building projects, Capital collaborates with architects, engineers, sub-contractors, and building officials to ensure all requirements are met to satisfy occupancy guidelines. Once construction management is complete, Capital performs a final clean before handing the space over to the owner.

After Capital leaves the site following our commercial building projects, we understand that unexpected issues can arise. That's why we offer a full-coverage, one-year warranty on all items related to our construction management scope of work. Capital maintains regular communication with our clients throughout this process and provides a schedule for when warranty work will be completed. Even after the warranty expires, Capital remains the primary point of contact to assist with any concerns or issues that may come up for the entire life of the building, ensuring a seamless experience post-design build.
