Capital General Contracting simplifies commercial building projects by utilizing design/build. With design/build, our clients contract directly with us for the entire process, which saves time and money while maximizing flexibility. Our time-tested process is laid out below:
Capital provides initial consultations with all of our clients to understand their project requirements and goals. Once a concept is understood, Capital utilizes historical data and partners with key sub-contractors and suppliers to prepare a budget. If this budget is acceptable, Capital selects a project team, including an architect, civil engineer, and structural engineer (as required) and begins initial design.
Once budgets have been agreed to, Capital acts as the point-of-contact throughout the design process and works with the owner, architect, and engineers to prepare bid-level documents to finalize project pricing. Capital takes into consideration project requirements, material usage, value engineering opportunities, and budget to keep the project on-track. Once final pricing has been prepared, Capital meets with the owner for review and project approval. Once pricing has been agreed to, Capital authorizes the project team to complete their drawings for permit.
Once permit-level drawings have been completed by the project team, Capital submits building plans to all applicable agencies for required building permits. Capital addresses any questions or clarifications on the permit application with the project team and submits a response, if applicable. A project schedule is then set and agreed to, and a pre-construction meeting is held with the project team. Once a building permit is in-hand, construction begins.
Upon project commencement, Capital has regular meetings with owners, architects, engineers, and subcontractors to review the project schedule, changes, concerns, and performance. At the job site, our Superintendent prepares daily logs and does regular safety inspections of the project. All material is ordered promptly and verified to assure delivery dates are met. Subcontractors are scheduled in advance and durations are confirmed to remain on schedule. Lines of communication remain open for the entire project team.
As a project is wrapping up, Capital prepares a punch list and reviews these items with the owner. Capital works with architects, engineers, sub-contractors, and building officials to make sure all requirements are met to satisfy occupancy requirements. Once complete, Capital does a final clean before handing the space over to the owner.
After Capital leaves the site, we understand things can come up. We offer a full-coverage, one year warranty on all items related to our scope of work. Capital stays in regular communication with our clients throughout this process and we provide a schedule of when warranty work will be completed. Once the warranty has expired, Capital remains the point of contact to help address any issues or concerns that arise for the entire life of the building.
